Enlightened Remodeling is your trusted bathroom, basement and kitchen remodeler in the Pittsburgh region.
There’s nothing quite like the charm of an older Pittsburgh home. From the stately Victorians on the North Side to the solid brick Tudors in Mt. Lebanon, these houses were built with character and high quality materials. But when it comes to remodeling, that character can sometimes hide expensive surprises.
You’ve done your research, picked out a beautiful vanity, and have a quote in hand for the bathroom of your dreams. That quote covers all the things you can see - the tile, the fixtures, the paint. But what about the things you can't see?
At Enlightened Remodeling, we believe clarity is good business. This guide isn’t meant to scare you, but to enlighten you on the potential unknowns of remodeling an older bathroom. Being prepared is the key to a stress-free project and a truly realistic budget. Here are the 7 hidden costs we most often uncover in Pittsburgh-area homes.
The Issue: Many homes in our region built before the 1970s used galvanized steel pipes for water supply and cast iron for drains. Over 50+ years, these pipes rust, corrode, and collect debris.
The Hidden Cost: When we open a wall and find old, corroded plumbing, it’s not wise to connect new, expensive fixtures to it. The project will likely require replacing the old supply lines with modern PEX or copper and the old drains with durable PVC. This adds material and labor costs but is critical for ensuring great water pressure and preventing future leaks.
The Issue: The electrical standards of the past are not the standards of today. We often find outdated wiring, ungrounded outlets, or even active knob-and-tube systems inside bathroom walls.
The Hidden Cost: Modern building codes in Allegheny County require Ground Fault Circuit Interrupter (GFCI) outlets near any water source for safety. If your bathroom isn’t up to code, we’ll need to run a new, dedicated circuit from your panel. This is a non-negotiable safety upgrade that protects your family.
The Issue: A small, slow leak from a toilet wax ring or a shower valve can go unnoticed for decades. Over time, that moisture rots away subfloors, wall studs, and floor joists.
The Hidden Cost: Once the old flooring and fixtures are removed, the full extent of any damage is revealed. This can require replacing sections of the subfloor or reframing a wall, and this work that can't be quoted until the room is demolished.
The Issue: In a 90-year-old house, there are no perfect 90-degree angles. Walls lean, floors slope, and ceilings are rarely level.
The Hidden Cost: This isn't a material cost, but a labor one. It takes significantly more time and skill for a craftsman to properly set tile on a wavy floor or install a vanity flush against a bowed wall. These adjustments are necessary to make the finished product look perfectly straight and professional.
The Issue: Many older bathrooms were built with just a window for ventilation. Today, a properly vented exhaust fan is required by code to manage moisture and prevent mold and mildew growth.
The Hidden Cost: Installing a new fan isn't just about cutting a hole in the ceiling. It involves running new ductwork through your ceiling or walls to the exterior of your home and installing a proper vent cap.
The Issue: Depending on the age of your home, materials like asbestos (found in old vinyl flooring, insulation, and adhesives) and lead paint could be present.
The Hidden Cost: If these materials are discovered, they must be handled and removed by certified abatement professionals according to specific safety protocols. This is a separate process from the remodel itself and is essential for the health of your family and our crew.
The Issue: A comprehensive bathroom remodel often involves plumbing and electrical work, which requires a permit from your local municipality.
The Hidden Cost: The permit itself has a fee, but the real cost is ensuring all the work - both planned and unplanned - meets the latest building codes. Bringing everything up to code, from the plumbing to the electrical and ventilation, is what often triggers the other "hidden" costs on this list.
Seeing this list can feel overwhelming, but it doesn't have to be. The key is to plan for the unknown by setting aside a contingency fund - typically 10-20% of the total project cost - specifically for these kinds of surprises.
A transparent contractor will discuss these possibilities with you upfront. They will use a clear change-order process to document and approve any necessary work that falls outside the original quote, so you are always in control.
